New Borovaya is set to become home to a trendy Avia Quarter, where the spirit of aviation takes flight. This unique residential area will feature living spaces, parking facilities, and playgrounds all designed with an aviation theme. The developer, A-100 Development, has already launched sales for the first building, with prices starting at $1,320 per square meter.
Location and Design
The Avia Quarter will be constructed between two transport rings, adjacent to a forest area. This site was previously home to an aviation museum, which has since relocated to Lipki. The quarter’s design draws inspiration from the sky and flight, with many architectural elements reflecting this theme. Five groups of buildings are planned, each consisting of two structures arranged in a triangular formation, reminiscent of airplane wings. This layout aims to preserve the large, mature trees, creating a seamless blend between the residential area and the forest.
Amenities and Infrastructure
The edges of the quarter will house parking facilities, a supermarket, and other commercial establishments. Conceptual pavilions with cafes will be integrated into the public spaces. A pedestrian promenade will traverse the quarter, featuring a spacious landscaped recreational area at its center. The first buildings will include quiet relaxation zones, later to be complemented by other public spaces such as the “Propeller” children’s playground, a sports area, and a fenced dog-walking zone, all accessible to residents of New Borovaya.
Building Groups and Concept
The groups of buildings have been given poetic, sky-inspired names: “Air Stream,” “Cloud Atlas,” “Moonlight,” “Sun Glint,” and “Space Path.” All necessary infrastructure, including a supermarket, will be within easy reach, making this one of the most desirable places to live in the area.
“We are deeply passionate about aviation, and we have put considerable effort into designing a comfortable and interesting quarter that honors the history of this place. The uniqueness of the Avia Quarter will be evident in everything, from the facades of the residential buildings to the exteriors of the parking facilities and relaxation zones. The quarter will border a forest area, and we will preserve the mature trees, around which we will arrange public spaces,” explains A-100 Development.
The First Building: Air Stream
The first building to be constructed in the Avia Quarter will be a precast concrete structure numbered 14.9 on the master plan, part of the “Air Stream” group. The building’s facades will echo the hues of the sky, with a focus on a rich peach sunset color. The walls will feature origami-inspired graphics, complemented by three-dimensional metal elements that cast ever-changing shadows on sunny days.
The “Air Stream” group will include a children’s zone with swings, an event area with a canopy, an outdoor office, quiet relaxation zones, and mini-gardens. The pathways in the courtyard will wind around the existing mature trees, creating a dynamic pattern reminiscent of air currents. To enhance the atmosphere, architectural windmill objects, springy cloud-shaped play equipment, and swings with blue gradient canopies will be installed.
The building will consist of 4 entrances, ranging from 6 to 9 stories high, and will accommodate 117 apartments with layouts ranging from 41 to 108 square meters. These apartments will feature hobby rooms, glazed loggias, and personal terraces and loggias with cellars on the ground floor. The first section will offer only apartments with developer-provided finishes, which will be available for sale later than the “shell” apartments.
The building’s entrances will be adorned with decorative origami-style elements. Unique features will include stylized airplanes that sway with the movement of air when doors are opened, and decorative mirrors. The entrances will be pass-through, with fully glazed doors and barrier-free access. Each floor will have stroller storage areas, and the ground floors will feature pet washing stations. A bike box will be located at the end of the building.
Pricing and Availability
Apartments are now available for purchase, with prices starting at $1,320 per square meter. The most affordable apartment will cost $76,805 at the current exchange rate. Buyers will have access to the developer’s traditional foreign currency installment plans with varying terms and partner bank loans in Belarusian rubles.
Near the building, the first parking facility of the Avia Quarter, numbered 14.12 on the master plan, will also be constructed. This parking facility will become a focal point for residents, housing a supermarket with dog houses at the entrance where pets can be placed while shopping. The parking facility will support the architectural concept of the quarter and will be decorated with metal lamellas in the shape of airplane propellers.
The 14.9 building is scheduled for completion in the 4th quarter of 2026.
